Why should I use you rather than a national franchise?

We are not going to claim a national operation is incapable. What we will say is that a tight radius produces a response time you can rely on, that presenting four options including the cheapest one is unusual, and that publishing daily readings is a standard almost nobody bothers with. If you want a comparison, ask both parties for a sample job file and read them side by side.

Do you charge for the assessment?

The distinction is what you are buying. During a loss, the assessment is the front end of the job. The Water Risk Review is a separate product bought on a normal day by someone who wants a report and a prioritised list, and it is priced accordingly. Charging for it is what keeps it a report rather than a sales visit.

What areas do you cover?

The radius is deliberately tight. A response time commitment is only meaningful inside the distance you can actually cover, and density in three cities is worth more than thin coverage across two counties. Palm Beach is a later-stage question and we would rather say that than take a booking we cannot serve properly.

Are your technicians engineers?

Titles matter, and inflating one is a misrepresentation rather than a marketing flourish. Where a situation genuinely needs a licensed engineer, a licensed mold assessor or a licensed plumber, that is a referral and we will say so plainly. What our technicians do hold is training in the specific work of extraction, measured structural drying and documented repair.

Can I see examples of your work?

Publishing the daily readings is unusual in this trade and it is deliberate. So is publishing the jobs where the honest answer was equipment rental rather than a mitigation scope. Work published is real work from this service area with the owner's permission, never stock imagery or staged demonstrations.

Do you take photographs of my property?

The job file needs photographs to be useful, and that file is yours. Marketing is a separate question with a separate consent. When work does appear publicly, it is described by area rather than street address, personal details are removed, and the property owner has agreed. If you would rather none of it be used, that has no effect at all on the work.

What is a water continuity plan?

It is the commercial version of an emergency property profile. Where the shut-offs are, who has access after hours, which areas cannot close, what gets contained first and who signs off on scope. Writing it takes an hour on a normal day. Trying to work it out at 6am with water across the floor costs considerably more than an hour.

Do you work with commercial premises?

Commercial buyers think in closed days rather than square feet, and the response is built around that. Containment that lets part of the premises keep operating, overnight drying where the schedule allows it, and a written continuity plan agreed before anything happens. The annual agreement sets the response commitment in writing rather than leaving it to whoever answers on the day.

What is the unit turnover check?

The changeover is the only moment a rental unit is empty, accessible and not generating income, which makes it the cheapest possible time to find a problem. The check covers supply connections, the water heater, visible plumbing, the air handler and any staining or reading that suggests a history. It produces a signed checklist that goes on the unit file, so the property builds a record over time.

My tenant reported a leak days late. What now?

Late reporting is common and it changes the scope, not the method. What we record is what is true on the day we arrive: moisture content in each affected material, the extent, the photographs, the time. Dating damage retrospectively is an opinion, and opinions do not belong in a factual job record. The file you get is defensible precisely because it stays inside what was actually measured.

How is landlord protection priced?

Per-door suits buildings where the units are similar and the count is high — it is predictable and it scales. Per-property suits scattered holdings where each address is genuinely different. Most owners pilot on one building first, which we encourage, because a quarter of real data beats a projection. Pricing and what is included at each level are published rather than quoted case by case.

What does an HOA Protection Audit include?

Boards do not approve reports, they approve items. So the output is deliberately short: what we found, what it means, and three priorities with costs attached in language that survives a board meeting. The stack mapping and the written protocol are the parts that pay for themselves the first time something happens, because they replace an hour of phone calls with a known call order.

Do you work with HOA boards and property managers?

Portfolios have a different problem from homeowners. It is not any single incident, it is inconsistency — five vendors, five formats, no pattern visible across the buildings. The programme gives one accountable contact, one response protocol, one incident format and a portfolio view that shows which buildings actually generate the losses. The audit is a paid entry product with a written output, not a free pitch.

Who is responsible in a condo water loss — the owner or the association?

The line between unit and common element varies by building and is set out in the declaration. That is a question for the association and, where it matters, for an attorney. What we can do is establish factually what got wet, where the water came from and what it cost to dry, and give that record to every affected party in the same format. Facts first tends to shorten the rest of the conversation considerably.

How does one condo leak affect six units?

In a high-rise, the vertical path is usually the riser chase or the space around penetrations, and the horizontal path is the ceiling assembly. One failure on the eighth floor can produce damage on seven, six and five without touching anything in between. Buildings with mapped stacks and an agreed protocol get this contained in a morning. Buildings without one spend a week arguing about who calls whom.

Water is coming from the unit above mine. What do I do?

Multi-unit losses are as much a coordination problem as a drying problem. The source unit has to be isolated, which usually means the association or a neighbour. Your unit needs dated photographs and readings from the outset because the record is what makes the rest of the conversation factual. We assess each affected unit separately and coordinate the drying, and every owner gets their own file.

How much does a Water Risk Review cost?

Complexity, not square footage, drives it: the number of water-using appliances, the number of bathrooms, whether there is an interior air handler, whether plumbing is accessible, and whether the property is occupied year-round. You are told the price before the visit. It is a paid product deliberately — a free inspection is a sales call, and the report is better when it is the thing you are buying.

Will installing sensors lower my insurance premium?

We will not promise you a number, because we do not set it and cannot see your policy. What we can do is give you documentation of what was installed and how, which is what a carrier usually asks for. Whether that produces a discount, a credit, an underwriting benefit or nothing at all is between you and your insurer. Treat the protection as the reason and any premium effect as a bonus.

Do you do mold removal?

There is a hard line here and we keep to it. Our work is drying structures and controlling moisture, and we describe it that way because that is what it is. Where a situation calls for mold assessment or remediation, that is a licensed scope and it goes to someone who holds that licence. Drying a structure properly and promptly is the useful thing we can actually do about the conditions that lead there.

What documentation do I get at the end of a job?

The file is built as the job runs rather than assembled at the end. Photographs at arrival, during and at completion; moisture readings for every affected material on every visit; the equipment placement; the scope as agreed and as performed. It is handed to you as a document you keep. For landlords and property managers it is the same file every time, in the same format, which is the point.

Will you handle my insurance claim?

Negotiating or adjusting a claim is regulated activity in Florida and not something we do or imply we do. What we do is produce a factual record: dated photographs, daily moisture readings, the written scope and the invoice. That file is yours. Many people find it is the most useful thing they have when dealing with their own insurer, precisely because it is factual and contemporaneous rather than an opinion written afterwards.

What does a water damage response cost?

Two losses that look identical can price very differently, and the difference is rarely the equipment. It is how far the water travelled, whether it reached cavities and subfloor, how long it sat before anyone noticed, and what the materials are. A contained loss caught in an hour is the cheapest job we will ever do. The same loss found three days later is a different job. We publish pricing bands and give you a written scope rather than a verbal estimate.

Who is equipment rental for?

DIY homeowners and property managers managing minor, contained water events. For significant damage or insurance claims, full service is recommended.

Are plans available for HOAs?

Yes. Estate Plan covers HOAs with building-wide sensor networks, priority multi-unit response and board-ready quarterly reports.

Can sensors prevent water damage?

Sensors detect early and alert you fast — they don’t prevent all events. Think of them as a smoke detector for water: early warning dramatically reduces damage cost.

Is there a long-term contract?

No. All plans are month-to-month. Cancel with 30 days notice.

What’s included in a plan?

Guard ($89/mo): sensors, annual inspection, priority dispatch. Shield ($189/mo): adds multi-unit coverage and 15% discount. Estate ($349/mo): full portfolio coverage, quarterly audits, dedicated account manager.

Do you provide estimates before starting?

Yes — for non-emergency work. In true emergencies we begin immediately and provide a full estimate shortly after the initial assessment.

Will my damage be covered?

We are not insurance advisors. Coverage depends on your specific policy and cause. Contact your insurer or a licensed public adjuster for guidance.

What documentation do you provide?

Initial moisture mapping, daily drying logs, equipment records, final clearance readings, and a signed clearance report — all formatted for insurance.

Do you bill insurance directly?

No — our contract is with you. We provide complete insurance-ready documentation: moisture readings, equipment logs, daily records, photos, and signed clearance.

Can you handle multiple units?

Yes. Multi-unit events documented with consistent standards across every affected area for insurance submissions.

What’s a clearance reading?

A final moisture measurement confirming materials have returned to acceptable levels. We provide a signed clearance report to close the drying project.

How do you track drying progress?

Daily moisture readings logged with calibrated meters at every zone — objective data, not guesswork. This becomes your insurance documentation.

Do I call my insurer before calling you?

Call us first — every minute increases damage. Notify your insurer as soon as possible after, but stop the damage first.

Do you work with commercial properties?

Yes. Homeowners, landlords, property managers, HOAs, and small commercial properties across Broward County.
